Why Phuket vs another German property
Germany takes roughly 50 percent of investment property income through income tax and Soli. Phuket takes zero on rental income. The main one-time cost is the closing cost at transfer, around 0.55 percent on the buyer's side for a leasehold villa, or around 3.15 percent on the buyer's side for a freehold condo when split with the developer. On a THB 2M apartment at 6 percent net yield, German-bracket investors keep an additional THB 60,000 per year compared to an equivalent Berlin or Munich apartment.
