Title deed is the general term for the documents that record land and property ownership in Thailand. Chanote (Nor Sor 4 Jor) is the standard and strongest form: a GPS-surveyed freehold title with an exact, to-scale boundary map and a full chain of ownership recorded at the Land Office. It is the title type sophisticated buyers, developers, and lenders require for a Phuket investment-grade purchase. When purchasing a condominium unit under the Condominium Act, the individual buyer receives a condominium title deed (the blue book for the unit) rather than a land title. This unit title is registered at the Land Office and is the document foreign buyers should receive upon full payment and transfer. The underlying land title held by the developer is separate but equally important to verify during due diligence, buyers should confirm it is Chanote before committing.

Buyers should always request the actual title document number and type as part of initial due diligence, not just the developer's verbal assurance. A Thai property lawyer can run a Land Office check on any title number within a few days to confirm ownership history, any encumbrances, mortgages, or restrictions registered against it.
