Thailand's Non-Immigrant O-A visa allowing foreign nationals aged 50 and over to stay long-term, renewable annually with financial requirements.

The Non-Immigrant Visa Category O-A (Non-Imm O-A) is Thailand's primary retirement visa for foreign nationals aged 50 years and above. It is issued for an initial one-year period and must be renewed annually at a Thai Immigration office. The visa does not automatically grant a work permit, holders may not engage in paid employment in Thailand. Financial requirements for the O-A visa include one of the following: a deposit of THB 800,000 in a Thai bank account, an annual income or pension of at least THB 65,000 per month, or a combination of the two totaling THB 800,000. The bank deposit must be maintained throughout the visa period and is subject to a verification visit by Immigration officers. Health insurance meeting minimum coverage thresholds is also mandatory. The 90-day reporting requirement remains in effect, visa holders must check in with Immigration or report online every 90 days, and any absence from Thailand of more than 180 consecutive days without a re-entry permit can trigger complications at renewal. Compared to the LTR Visa, the O-A requires significantly more administrative attention annually, but it remains the accessible entry point for retirees who do not meet LTR income or asset thresholds.

Why this matters when you buy in Phuket.

The retirement visa is a stable and widely understood residency pathway for foreign buyers aged 50 and above. It does not confer any property purchase rights beyond those available to any foreign visitor, Thai property law governs ownership, not visa status. However, having a clear long-term residency path in place makes a Phuket property purchase a more coherent life decision rather than a pure investment position.
